How to Increase the Value of Your Home

In a recent episode of the Nan and Company Properties podcast, Real Estate Happenings, two of our agents Alex Berry and Jazmin Jarrell sat down to discuss tips for increasing the value of your home. Here are some of the advice they provided:

Spend an Hour With a Pro: This tip pertains to the decorative elements of your house. You should invite a realtor or interior designer over to your house so that they can get a feel of the space and decide how to best stage or decorate the home. Some professionals charge for these meetings, but they can help explain how to improve your home’s look and feel. Whether it’s changing paint colors or moving furniture to maximize your space, they can advise on how to make the most out of your home. This can be very beneficial when you are preparing to move because these individuals have great insight into what home buyers are looking to purchase. Even if you do not plan on moving out of your home for a while, these changes can impact the way you get to enjoy your home for the time being.

Have Your Home Inspected: Making sure you are one step ahead of any issues that could come up when selling your home will save you both time and money in the long run. From deteriorating roofs to outdated electrical systems, all these elements of your home should be checked if they might negatively affect your home’s value.

Working with a professional can help give you a better idea of what home buyers are looking for design-wise. Professionals know the best paint colors that are on the market right now, they know how to place furniture to get the most out of your space and make your home look updated.

Paint, Paint, Paint: “Painting is the number one thing we tell people to do when we come in to advise them on how to sell their home,” Alex Berry mentiones.Talk to your Realtor about their painter contact! They should have someone to connect you with if you don’t want to paint your home yourself. A fresh coat of paint can go a long way in preparing your home to sell. When speaking with your Realtor, they can give you tips on the paint colors in style or recommend you go with a timeless and versatile color. Pinterest, Instagram, and HGTV are great places to start for design inspiration!

Upgrades: There are several ways you can make your home more energy-efficient. From double pane windows to putting in new insulation, making your home more energy efficient will save you money and be a huge plus for the buyers looking at the home. Looking for even more savings, install a water filtration system in your kitchen. In addition to purifying your drinking water, they will also lower your grocery bills by eliminating bottled water costs, which is also good for the environment. Another luxury upgrade you will see in more and more homes, air filtration systems. Homes with air filtration systems are a huge selling point, especially during the COVID-19 pandemic; families can rest assured knowing that their air is clean.

Landscaping: Adding trees, shrubs, plants, and new grass if needed are great ways to add fantastic curb appeal to your home. If you don’t have a green thumb, try hardscaping. Hardscaping is the process of adding pavers, decks, outdoor kitchens, etc., to backyards to bring a new level of outdoor living.
