I have compiled statistics and trends on the area to provide some additional insight on the housing market in Tanglewood, Houston.

Tanglewood is located just west of the 610 loop in the Uptown area. The neighborhood, lined with beautiful live oak trees, is minutes from the Galleria and less than 20 minutes from the Energy Corridor, Downtown, and the Medical Center. The neighborhood is highly sought out for its sizable custom homes and the lots they sit on.

I have compiled statistics and trends on the area below to provide some additional insight on the housing market in Tanglewood. TANGLEWOOD AVERAGE HOME SALE PRICE

Over the past 5 years, there has been a consistent increase in the average sale price of homes in Tanglewood. The combination of location and exclusivity, as well as home sizes and land, have driven the pricing upwards.

TANGLEWOOD HOMES SOLD

Less than 30 homes are sold in Tanglewood each year, making it one of the most exclusive communities in Houston. So far in 2017, the year-to-date sales are right in line with the sales from 2016. Currently, there are 20 homes available on the market to choose from.

TANGLEWOOD AVERAGE SQUARE FOOTAGE

Homes sold in Tanglewood over the past 5 years have averaged at around 7,000 square feet. This number has bounced around given the number of custom homes in the area. The average home available on the market is just over 7,500 square feet with 5 bedrooms and 6-7 bathrooms.

TANGLEWOOD AVERAGE PRICE PER SQUARE FOOT

The consistent increase in average price per square foot seen between 2012 and 2015 has been followed by some slowdown in 2016 and 2017. However, this overall average should be taken with a grain of salt given changes in the dynamics of the neighborhood sales.
