Upper Kirby is a central Houston neighborhood known for upscale dining, modern developments, and luxury townhomes.
Upper Kirby is a commercial corridor, and the residential streets and high-rises around it sit inside Loop 610, south of Westheimer Road, with Shepherd Drive on the east. The City’s Greenway / Upper Kirby super neighborhood covers 1,899 acres, with the Southwest Freeway running through its southern part.

About 79% of the area’s units are in buildings of ten or more units. 2727 Kirby, at 2727 Kirby Drive, is a 30-story condominium high-rise just south of Westheimer, and Greenway Plaza includes condominiums alongside offices, a hotel, and retail.
2,096 detached and 927 attached homes. The neighborhoods around Greenway Plaza and Kirby were built mainly in the 1940s and 1950s as large ranch homes, and since the 1990s many of the originals have been demolished and replaced with new two-story homes.
Of 3,854 owner-occupied homes, 857 are valued between $300,000 and $499,999, 1,298 between $500,000 and $999,999, and 1,042 at $1 million or more (representing about 27% of owner-occupied properties). The City names three regional draws in the area: Greenway Plaza, the Upper Kirby District, and Highland Village. Greenway Plaza is a major employment center with roughly 50 acres of frontage on Highway 59, offices, a hotel, condominiums, and retail. Highland Village, at 4055 Westheimer Road, opened in the mid-1940s.

The Upper Kirby tax increment reinvestment zone was created on July 21, 1999, covers 873.98 acres, and runs through 2040. It was set up to address traffic congestion, deficient traffic and storm-water infrastructure, and parkland. The redevelopment of Levy Park was funded with tax increment financing.
Levy Park covers about six acres. It reopened on February 25, 2017, after a $15 million reconstruction. It has a playground, a dog park, community gardens, and a 42,000-square-foot event lawn beside a 2,000-square-foot performance pavilion. Leon Levy donated the land to the City in 1941.
A 99-year ground lease with Midway Development, signed in 2012, helps pay for the park’s upkeep. The development beside the park, completed in 2016, includes 270 apartments and 225,000 square feet of office space.
The Southwest Freeway runs through the southern part of Upper Kirby. METRO Route 41, Kirby/Polk, runs between the TMC Transit Center and the Eastwood Transit Center, with stops at Kirby and Westheimer and at Kirby and Bissonnet.
